
ARLINGTON, Virginia—The U.S. hotel industry showed positive year-over-year performance comparisons, according to February 2026 data from CoStar.

Occupancy: 60.4 percent (up 2.3 percent)
ADR: $162.58 (up 2.0 percent)
RevPAR: $98.28 (up 4.3 percent)
Among the top 25 markets, San Francisco, California, reported the highest increases across the three key performance metrics: occupancy (up 17.8 percent to 72.4 percent), ADR (up 28.1 percent to $274.69), and RevPAR (up 51.0 percent to $198.99). The market’s performance was helped by Super Bowl LX.
Last year’s Super Bowl host, New Orleans, Louisiana, registered the steepest declines in ADR (down 33.7 percent to $204.95) and RevPAR (down 35.5 percent to $136.00).
Boston, Massachusetts, saw the largest drop in occupancy (down 7.8 percent to 58.0 percent).
