Campus Apartments Completes First Hotel Development in Philadelphia

PHILADELPHIA—Campus Apartments, a development and management company of university-affiliated real estate, announced the completion of its first hotel development, Homewood Suites by Hilton® - University City in Philadelphia. 

Campus Apartments broke ground on the project in December 2010 after recognizing the growing demand for extended-stay accommodations in University City. “Throughout our 50-year history, we’ve maintained a commitment to meet the needs of each community, and there’s no better example of that than our home base,” said David Adelman, CEO of Campus Apartments, in an announcement. “As University City blossomed into one of the nation’s premier hubs for science, education and innovation, we’ve continually provided the right residential offerings to support the burgeoning community. The hotel serves to solve the area’s unique extended-stay accommodation needs – ultimately, contributing to the continued commercial development of University City.”

The 110,000-square-foot hotel offers 136 suites averaging approximately 500 square feet each, featuring full kitchens, dining tables, and separate work areas with phone and complimentary Internet access. Additional amenities include a complimentary shuttle service throughout University City, a fitness center, indoor swimming pool and whirlpool, 24-hour Suite Shop, business center, and approximately 800 square feet of flexible meeting space. The hotel also offers complimentary meals for guests, including full, hot breakfast daily.

The approximately $50 million project was jointly financed through the Commonwealth of Pennsylvania under the Honorable Thomas W. Corbett, the City of Philadelphia under the Honorable Michael A. Nutter, the Philadelphia Industrial Development Corporation (PIDC), The Reinvestment Fund (TRF), U.S. Bank and Beneficial Bank. To meet LEED® certification standards and reduce energy consumption by 25 percent, the hotel’s design includes several energy-efficient elements, such as a green roof, low-flow fixtures and ENERGY STAR-compliant appliances. 

The hotel is the first part of a multi-phased redevelopment plan for the 4109 Walnut Street property. Campus Apartments’ hotel development team included Alesker & Dundon Architects LLC, general contractor L.F. Driscoll Co. and interior designer Floss Barber, Inc.
